I’m sorry if you don’t want to sell.  Please throw the letter away and pretend you never heard from me, or drop me a line so I can note that you do not want to be contacted in the future.
I got your info from the county Recorder’s public records when I searched for vacant land owners.
I sent you a blind offer based on the comps in the area.


When I first got started in real estate, I naturally aspired to own my own firm someday.
After being in real estate for over a decade, I realized that was a crazy idea that would surely put me in the madhouse sooner than later!

Luckily for me I discovered a niche – the inefficient market of raw land!
Now most people will say investing in an inefficient market is crazy, and maybe it is; but I like to help people and I’ve found there is no one more in need of help with real estate  than someone looking to buy or sell raw land.

If you’re reading this I assume you are the owner of some land that you have been paying taxes on for years, land you may have never even stepped foot on!  Whether you bought it with the intent to someday build your dream house (only to have grandbabies you can’t fathom moving away from), or your loving parent left you their legacy (only for you to discover it was an undesirable piece of dirt in the middle of the desert); I can help you sell it, or more precisely, I will buy it from you.

Being that most real estate agents don’t want to deal with raw land because most banks don’t lend on land unless it is being developed, land is an inefficient market – but that doesn’t mean there aren’t plenty of people out there who want to buy and sell land, they just don’t have very many options if they want help.
That’s where I come in.
I am able to handle the closing of a land sale myself, without using a title company or attorneys (which usually cost more than the land is worth), which means a quick and easy transaction where you get your money within days, not months.

OK, so now what?

Well, send that letter back to me, or give me a call, and I will start doing my due diligence on the property. (Because I sent the letter to all your neighbors without researching the land first, there may be instances where I’ve offered to buy a lot that isn’t actually one I want to purchase due to title issues or geographics.)  It would be very helpful to me if you have any information about the property such as access and road conditions, if there have been any improvements to the land (utilities, driveways, fencing, etc.), and especially any photos of the property.  If you have anything like this, please send it along with the letter.
Once I have completed my research I will contact you to let you know I want to move forward with the sale.
We will agree upon a price.
I will draft up the deed and email for you to print out and take to a notary.
Once the deed is recorded with the county, I will issue you a check for the amount agreed upon.

You are now Free of the Land!

The process is so simple that once we’ve agreed upon a price, typically I can have a check to you within 7 days!
